The Two Usual Options

Both of Them Cost You A Day You Didn't Budget.

You need a warm, designed interior. On this side of the city there are two ways to get one, and neither is really about the day rate.

Going into Manhattan or Brooklyn means the location fee is the smallest line on the page. It is the crew travel, the parking, the permits, the load-in through a freight elevator on a shared schedule.

Going to a blank stage means the art department builds the thing you came for.

A continuous wall is not a set. Somebody sources the furniture, somebody rigs the greenery, somebody strikes it at eleven at night - and that is a prep day, a truck and a department you are paying for twice.

Option 01

A City Studio

Excellent stages, real infrastructure. Also crew travel from the Island, metered or permitted parking, shared freight, and a call time that starts an hour earlier for everybody just to get there.


Costs you: travel, parking, permits, schedule

Option 02

A Blank Stage or Warehouse

Cheap per day and completely empty. Every wall, plant and piece of furniture in frame is something the art department sourced, trucked, dressed and struck.


Costs you: a build, a truck, a prep day

Option 03

Somebody's House

Characterful and unpredictable. Domestic circuits, low ceilings, a fridge you cannot switch off, and an owner in the next room wondering about their floors.


Costs you: power, sound, and goodwill

What You're Booking

The Set is Already Standing.

Wisteria across the ceiling, gold chandeliers between mirrored spheres, a wall of antique frames threaded with ivy, velvet drapery, vintage furniture. Installed, permanent for the season, and included in the day rate.

For a production that is an art department line you do not spend. No set build, no dressing truck, no prep day to install and no strike at the end of it. You arrive to a location that is already in the state most stages would need a day to reach.

Then four times a year the entire environment comes down and a different one goes up - which is either very useful or a scheduling problem, depending on your campaign. We deal with that honestly further down the page.

The Honest Caveat

This Set Has An Expiry Date.

Everywhere else on this site the seasonal rebuild is a selling point. For production it is a risk, and you should hear it from us rather than find out in post.

Shoot a campaign in the spring installation, come back in July for pickups, and the set no longer exists. Not changed - gone, and replaced with something that will not intercut with the footage you already have.

Two ways around it, both of which we would rather discuss at the quoting stage than the reshoot stage: book the whole campaign inside a single installation window, or tell us early and we will talk about holding specific elements through a rebuild.

Production questions

The Practical Ones.

Mostly logistics, because that is what stalls a location booking two days before a shoot.

Can we rig lights to the ceiling?

The ceiling carries a floral installation and chandeliers, so anything flown has to be discussed rather than assumed. Tell us your lighting plan when you inquire and we will give you a straight yes or no before you scout.

What power is available for lighting?

See the tech specs above for circuits and amperage. Send your gaffer's power requirements with your inquiry — if the plan needs more than the building carries, we will say so early rather than let you find out on the day. There is street-side access for a generator.

How quiet is it for dialogue?

We are on Route 25, so we will not claim silence. [Confirm measured ambient with HVAC on and off before publishing this answer.] Tell us whether you are recording dialogue and we will tell you honestly what to expect at your call time and whether the HVAC can be killed for takes.

Can the room be fully blacked out?

This matters for any shoot longer than a few hours, because uncontrolled daylight shifts across a day and the footage stops cutting together. Ask us directly and we will tell you what is possible rather than what sounds good.

Can we shoot stills at the same time?

Yes — most productions do, and there is no separate charge for capturing stills during a booked shoot day. See Photography if stills are the whole job.

Can we bring our own decorations?

Yes, though most people need far less than they expect. We ask about anything attaching to the installation, open flame, confetti and glitter. Enclosed candles and numeral displays are fine.
